Homebuyers Report & Valuation
The Homebuyer’s service is in a standard format and is designed specifically as an economy service. It is intended only for modern types of home, which are conventional in type and construction and apparently in reasonable condition. It focuses on essentials; defects and problems, which are urgent or significant and thus have an effect on the value of the property.
Why bother with a survey?
Buying a property is a major investment decision, but most people appear to take more time examining the condition of their new car than they do their new home. There are a couple of key points to take into consideration; firstly that in law the onus is on the purchaser, not the seller, to identify any physical faults in a property. Secondly where a mortgage is required, lenders will insist on a basic valuation survey. These surveys are only for their benefit and merely answer the lender’s questions regarding the suitability of the property as security for your loan. You cannot rely on the lenders valuation survey to answer the questions which concern your interests regarding the condition of the property.
Instructing Roberts, Edwards & Worrall to carry out this type of survey will solely consider your interests. They will give you a strong negotiating position and peace of mind by:

- identifying whether the property has any defects so that there won’t be any costly surprises

Not only will a survey offer you all of this, it could also potentially save you thousands of pounds in repair bills in the future. All this and yet the cost of the survey itself usually only equates to a very small percentage, (0.1% in some cases), of the purchase price of the property.
When you consider all of the above it begins to make sense as to why most of the institutions involved in the property industry recommend that you commission a survey before you buy a property.
Property Purchase Survey & Valuation – This inspection is usually for larger properties and houses built before 1900. This survey is similar to the Homebuyers Report and Valuation.
Investment Appraisal – This is aimed at developers and individuals undertaking property development work and will provide an analysis of the feasibility of the proposed scheme. This documentation can also be used for the preparation of business plans and raising capital.
